I have never owned a home in CA. I was thinking of buying one in the summer. Is it a good idea? what are some of the requirements for first time buyers. How much is the minimum for a down payment? Do I get a credit>? Thanks

Unless they extend the 1st time home buyer credit, you won’t get any credit if you are able to buy this summer. You would need to be under contract by April 30th, 2010 to get the 8k credit.

You need a down payment of at least 3.5% if you are financing using FHA.
You need a credit score of 620
You need cash for inspections and other closing costs (usually 3% of the purchase price)
You need to have been employed in the same job or industry for 2 years.
You have to make a certain amount yearly in order to qualify

I am REALLY stupid and have no idea what I’m doing and I don’t know if this is the right place to find an answer to a question this important but oh well..

First off, we have a 30 year mortgage with a fixed rate of 6.175%. November will be 3 years since we’ve been in our home. And even though we have great credit, we do have a substantial amount on credit cards. We are expecting our first baby and really want to get rid of our credit cards fast and we wondered if our current bank would refinance our home loan and wrap our credit cards into the mortgage. Alot of our credit card debt came from expenses of building the new home in which we have the mortgage on and I don’t know if that matters or not. Also, the interest rate they are offering now is only 5.50% so it’s not very much lower than we’re paying now but if we can get them to wrap those credit cards in with it, do you think that it would be worth it? Please don’t judge us, we have never been late on any payments, not even a water bill. We are just trying to start out fresh and we have learned our lesson about those evil credit cards. It’s a shame that we weren’t late on our payments or the government might have paid if for us!!! Thanks for all serious answers!!!

The big question is whether or not you have adequate equity in your house to allow you to do this. As you probably know, the real estate market took a little tumble over the past few years and most houses lost value. Because of this, you probably lost equity in your house (and in fact, depending on your down payment, may be underwater). The question you need to determine is whether or not you have at least 20 percent equity in your house. If not, it is doubtful anyone will allow you to re-finance. If you do, then you can usually re-finance up to 80% loan-to-value…whether that is enough to make a dent in your bills, I do not know.
